The Vintage Vickie Cottage is 240 inside s.f., as one large open room plus loft and outside covered porch. She has both a kitchenette and a small full bath space.
She is 12 ft. wide by 26 ft. long and approximately 15’6 ft. high at roof peak.
She is too tall to be transported to long distance locations without the cost being prohibitive if it is going to a low clearance wires, lights, and trees location. She is best delivered within close proximity to the Luling/Gonzales/Austin, Texas area. She is best suited for warm climates – she’s a southern Victorian girl at heart.
The door is antique Pine wood, with an vintage side light window, circa 1900.
She has 8 windows, single hung, made of Antique Pine. She has a square pane, stained glass window in her upper loft.
Her interior walls are beaded wood wainscot with a painted shiplap wall above.
The interior ceiling is remilled vintage wood turned into beaded wood which was then hand rubbed with green milk paint to give it the period look.
Her flooring is antique tongue and groove 3 1/4″ Long Leaf Pine from a house in Yorktown, Texas, circa 1890′s, lovingly hand restored and hand laid. The subflooring and framing are all made of salvaged, vintage lumber too – no cheap white-wood from the big box store here!
Her loft is 12′ x 7′ and fits a double or twin mattress. The ceiling/head height in the loft is 5′ ft but the space below to the floor is 8′ from the beam so it will feel more open then some for the really tall people of the world.
She comes with a custom loft ladder that is made of Long Leaf Pine but that will need to be custom made depending on the buyers needs.
She has a kitchenette area which has a built in cabinets/ sink and fits a mini-fridge. She is plumbed for a kitchen sink, but none is installed as she was being used more as an office. A surface mounted sink can be added to the kitchen counter but it does not have one now. The below counter mini-fridge is included.
The bath is plumbed for a shower but no shower pan has been installed. A bathroom sink is installed and could be watered up and drained to work fine. The water supply line for the toilet is run but the hole in the floor is not cut yet. Other uses and options are many and open to the buyers imagination.
She is wired for standard residential electric, with 8 double outlets.
She also has 1 ceiling light/fan wiring and 1 front porch lights.
The ceiling light is antique and the porch light is brass.
The Vickie’s exterior is clad in vintage painted Cypress clapboard 6″ siding .
Her roof is a dark green composite shingle, 35 years warranty with 5 years on them. Damaged shingles from wind on one side will be repaired.
Her porch roof is lined underneath with vintage wood beadboard in a fantastic patchwork pattern all showing off varied worn paint finishes.
She comes with a wide covered front porch, created from 3 1/4″ LLP wide floor boards, and has 2 vintage 6″ diameter porch posts made of Cypress, circa 1890′s and not yet fully painted.
She has 1 exterior outlets.
She is painted with American Sherwin Williams paints in a lovely soft spring green with cream white and warm goldenrod accents on her window trim and porch posts.
Her porch floor is unpainted, and stained with Tung Oil for longevity and water resistance.
• Matching Stair steps up to porch with handrail can be crafted, for an additional fee.
• The side or front steps will make a difference due to the difference in width and heighth. The can be custom made and are not included as we can not anticipate the height of the finished house or adjoining terrain.
• Kitchen sink can be added.
• Bathroom can be fully or partially finished out with toilet and shower – this may depend upon her final location as hooking up plumbing may be easier done by your local plumber, etc.
